The proposed Medlin Mixed-Use development is set to occupy a currently vacant 46-acre parcel situated between N.C. 50 and Juniper Trail. The vision, as described by property owner Doug Medlin, is to create a community reminiscent of Wilmington’s Mayfaire area, offering a blend of living, shopping, and dining.

The rezoning approval consolidates five previously separate plats, some zoned residential and others commercial or mixed-use, into a unified mixed-use zone. This designation permits high-density residential options alongside commercial establishments such as retail stores, restaurants, medical offices, and hotels.

What Will Be Built?

Plans submitted by McKim and Creed outline a development comprising ten distinct buildings. This includes 67 townhomes and three multi-family residential buildings designed to house an additional 104 units. Complementing the residences will be several commercial spaces intended for retail businesses and offices.

Additionally, the project includes plans for a multi-use path along N.C. 50 and a dedicated amenity area for residents. Building heights will be capped at three stories to maintain a cohesive aesthetic.

Next Steps And Construction Timeline

The planning board’s approval included a stipulation for phased construction. The three commercial buildings along N.C. 50 must be completed before the townhome construction can commence. A traffic impact analysis will be required during the site plan review phase due to the project’s scale.

Before final approval, the project’s site plan must undergo further review by the planning board and the town council. Current estimates suggest construction could begin in 2026 and extend over a period of five to ten years.
